Our property management services add value while minimizing your headaches. Our services include:
  • Walk-through the property prior to listing the property for lease on the market.

  • Submit a list of functional and cosmetic repairs needed, to the owner.  Functional repairs are required to be made and cosmetic repairs are completely at the owner’s discretion.

  • Estimate rental comps to owner in order to determine most advantageous leasing price.

  • List property on Arizona Regional Multiple Listing Service and over 70 additional renting websites.

  • Show the property, screen and qualify all prospective residents.

  • Go through the approval process with the owner.

  • Register each property with the county as a rental property; get the business license with the city, and with Arizona Department of Revenue in order to pay rental taxes on owner’s behalf.

  • Prepare the lease and handle resident move in.

  • Collect rent checks.

  • Facilitate all repairs and contact owner regarding repairs.

  • Handle HOA issues between the HOA and resident in order to correct situations before they escalate.

  • Handle resident issues.

  • Operate as owner’s statutory agent.

  • Pay rental taxes on owner’s behalf.

  • Perform property inspections.

  • Handle resident move out and get the property back on the market ASAP.

  • Handle resident renewals including running rental comps.

  • Provide monthly owner statements.

  • Email a copy of all repair receipts by month, annually.

  • Provide 1099’s annually
